Entering Mortgages

There are two types of mortgages you can enter into Keystone: "new mortgages" and "existing mortgages". The processes for entering either type are largely the same, except as noted below. "Existing mortgages" are mortgages you have on your books when you start tracking mortgages with Keystone. "New mortgages" are mortgages you enter into with homeowners after you start using Keystone to track your mortgages.

While you may not need to perform all of the setup outlined in each section, do verify that you have properly entered all information required for Keystone to accurately calculate balances, mortgage status, and so forth.

  1. Set aside the time to completely and accurately set up your mortgages. This will allow you to enjoy Keystone's many mortgage tracking functions such as payment histories, current balances, delinquency management, escrow analysis, and more.
  2. If you are entering many mortgages or previous payment histories, check the Loading Mortgage History check box in Affiliate Setup to make entry easier. Checking the Loading Mortgage History check box disables various automatic calculations and functions in Keystone that would affect your historical information. Remember to uncheck it again once you finish entering historical data in order to reactivate these automatic functions.
  3. To reduce the possibility of entry errors, gather all of the information about your mortgages into one place so that you can enter all of it at the same time. For more information, refer to the Setting Up Required Mortgage Information section. You may wish to use the Mortgage Entry Worksheet to assist you in collecting this information.
  4. Enter information about each mortgage loan into Keystone. For more information, refer to the Defining Initial Values for Mortgages section.
  5. Enter any historical payments, set any current balances, or make any necessary adjustments to the mortgage so that Keystone accurately reflects the state of the mortgage at the time you enter it. For more information, refer to the Entering Payments and Balances section.
  6. For existing mortgages, if the homeowners whose mortgages you are entering are either ahead or behind on their payments, enter sufficient payment schedules or beginning balances to ensure that Keystone can calculate the homeowner's payment status correctly. For more information, refer to the Adjusting Payments section.

After you complete these steps and verify that everything has been entered correctly, you are ready to enter the homeowner's new payments as they come in.
