Use the Payments Due/Schedule tab to view all debt amounts currently due from the homeowner, the past 24 months of their payment history, and to view or modify the homeowner's monthly payment amounts. The Payments Due/Schedule tab is located on the Mortgage/Payment Information screen.
Current delinquencies are calculated using the subtotal of principal and escrow shown in the Payment Due pane. This pane displays the amounts currently due from the homeowner, sometimes referred to as payment status. If you believe that the payment status is incorrect, refer to the Investigating Problems with Balances section.

Description |
|
Principal |
Read-only |
The amount the homeowner currently owes on principal. Positive amounts indicate an amount owed, while negative values indicate the amount the homeowner has paid 'ahead' on principal. The amounts shown are the cumulative differences between scheduled (Principal History) and actual payments (made on the Payment screen) for the recorded life of the mortgage. |
|
Months (Principal) |
Read-only, calculation |
The principal divided by the current monthly principal payment. |
|
Escrow |
Read-only |
The amount the homeowner currently owes on escrow. Positive amounts indicate an amount owed, while negative values indicate the amount the homeowner has paid 'ahead' on escrow. The amounts shown are the cumulative differences between scheduled (Escrow History) and actual payments (made on the Payment screen) for the recorded life of the mortgage. |
|
Months (Escrow) |
Read-only, calculation |
The escrow divided by the current monthly escrow payment. |
|
Subtotal |
Read-only, calculation |
The total of the amounts in the Principal and Escrow fields above it. This shows the total amount the homeowner is delinquent (or paid ahead) before other amounts or late fees are added in. Note that in the rare instances where, for example, the homeowner is paid ahead on principal but delinquent on escrow (or vice-versa), the Subtotal may not accurately describe their delinquency status. |
|
Months (Subtotal) |
Read-only, calculation |
The average of the number of months the homeowner is delinquent (or paid ahead) using the values in the principal and escrow Months fields above it. |
|
Other |
Read-only |
The lesser of a single month's Other payment or the remaining amount of other debt due. Other debt can be used for any amount for which the homeowner is indebted to your affiliate that is not principal, escrow, or late fees. Other debt has no payment schedule history, and the calculation of any amount due is not cumulative, as it would be with principal and escrow. If a partial or zero payment is recorded for other debt in a particular month, any remaining amount due is assumed to have been deferred. |
|
Late Fee |
Read-only |
The total late charges due. It is calculated as the Late Fee (as defined on the Administration tab) multiplied by the number of full or partial monthly payments that the homeowner has "missed". Missed payments are all payments for which the grace period has passed since the last recorded payment in Keystone. Any time a payment is accepted, Keystone assumes that all late charges applicable at that time are charged. If late fees are reduced or set to zero at the time a payment is recorded, the difference is assumed forgiven. Keystone only calculates as payable any late fees that accrue after the last recorded payment. |
|
Total |
Read-only, calculation |
The total of the above four fields. This amount represents the total amount the homeowner owes, or is ahead, on their mortgage. |
The Monthly Payment Schedule pane shows the expected monthly payment amounts due from each homeowner, along with the amounts of the payment components.

Description |
|
Principal |
Entry |
The amount the homeowner is expected to pay each month toward reducing the balance of the mortgage principal. Keystone automatically updates this value when the principal history schedule indicates a new monthly payment amount should take effect. When you enter a new value in this field, the Principal History screenopens, allowing you to edit the start date, if necessary, for the new principal payment amount. The payment amount you enter here is filled in automatically on the History screen. |
|
Escrow |
Entry |
The amount the homeowner is expected to pay each month into their escrow account. The escrow account is used to pay property taxes, homeowners insurance, or other escrow items. Keystone automatically updates this value when the escrow history schedule indicates a new monthly payment amount should take effect. When you enter a new value in this field, the Escrow History screen opens, allowing you to edit the start date, if necessary, for the new escrow payment amount. The payment amount you enter here is filled in automatically on the History screen. |
|
Other |
Entry |
The amount the homeowner is expected to pay each month to reduce the balance of any Other debt owed. Other debt can be used for any amount for which the homeowner is indebted to your affiliate that is not principal, escrow, or late fees. Keystone automatically resets this value to $0 once the Other debt has been paid. |
|
Total |
Read-only, calculation |
The total monthly payment expected from the homeowner, including the portions related to principal, escrow, and other debt. |
The Prior Payment History field indicates the payment status for each of the 24 months prior to the current month. If the current month is July 2009, then the first value in the left-most position of the Prior Payment History field is the status for June 2009; the next value to the right of this would be the status for May 2009; and so on. In other words, the values are listed in chronological order from left to right, starting with the month prior to the current month.
A 0 indicates the payment was on time; a 1 indicates one month (over 30 days) late; a 2 indicates two months (over 60 days) late, and so on.
The values shown are the Metro 2 Standard adjusted values. The Metro 2 standard only accepts values between 0 and 6. Months past due that are negative (payments that are ahead) or over six months late are modified to fit Metro 2 reporting standards.
There are three other values you may see in the Payment History field: a B, which indicates no payment history is available for that month; an H, which indicates the mortgage is undergoing foreclosure; or a J, which indicates voluntary surrender.
Example: Let's say you see the series of numbers 03210 in the Prior Payment History. To determine what month the first 3 represents, hover your cursor over the 3 for a moment and the month associated with it will be displayed. To see the payment details for that month and to look into what happened on the months around it, just double-click that 3 and Keystone will take you to the Payment Status History tab. There you will see the month this represents and the rest of the homeowner's payment history.
