Escrow Affiliate Plan Window

If you double-click on any of the fields in the Affiliate Plan pane on the Affiliate Plan tab on the Escrow Analysis screen, the Escrow Affiliate Plan calculation window will appear. It shows the projected escrow account cash flow resulting from your plan for the year following the Effective Date shown on the Escrow Analysis Setup screen.

Field Name	Type	Description
Monthly Payment	Read-Only	Shows the homeowner's current monthly payment toward escrow.
Estimated Beginning Balance	Read-Only	Shows the homeowner's estimated escrow balance at the beginning of the analysis period.
Transfer To/(From) Escrow	Read-Only	This shows the amount transferred to or from the homeowner's escrow account. The reasons for which this might occur are described in the Affiliate Plan tab section. Escrow notification letters #2, 3, and 4 describe conditions related to this field.
Transfer to Principal or Homeowner	Read-Only	This pertains to when 1) the homeowner's escrow balance is too high and you agree to transfer the excess to principal, or 2) the homeowner's escrow balance is too high so you're sending a refund to the homeowner.
Adjusted Beginning Balance	Read-Only	This is calculated by taking the Estimated Beginning Balance and adjusting it by the Transfer To/(From) Escrow and Transfer to Principal or Homeowner amounts, if applicable. This is the balance Keystone uses when it starts calculating for the escrow analysis period.
Month	Read-Only	Each month of the escrow analysis period is listed here, starting with the beginning balance (Beg. Bal.) followed by the months in chronological order.
Pmt.	Read-Only	This is the escrow payment the homeowner is scheduled to make in that particular month. If an adjustment to the escrow payment is scheduled to start in a particular month, that adjustment is reflected here.
Dis.	Read-Only	This is the amount scheduled to be disbursed to an escrow payee(s) in that particular month. If you hover your cursor over a disbursement value, Keystone will show you what payees are included in the disbursement.
Bal.	Read-Only	This is the running escrow balance for each month. The lowest balance for the escrow analysis period is shown in blue. Numbers in parentheses are negative values.
